Oil tank age and your home insurance

An insurance renewal letter is the most common reason Atlantic homeowners replace a tank. Here is what insurers usually ask, what each province requires, and how to get ahead of a deadline.

Why insurers care about tank age

A leaking oil tank is one of the most expensive claims a home insurer sees: oil can soak into the basement floor, the soil, and a neighbour's well. Steel tanks corrode from the inside, where water condenses and settles under the oil, so the outside can look fine until it fails.

That is why many insurers ask for the tank's age, material and location at renewal and when a home changes hands. Some decline or limit coverage on older single-wall steel tanks. The limit is set by each insurer, not by law, so the only reliable answer is your own policy.

What to have ready

  • The year on the tank's ULC label (a metal plate or sticker on the tank).
  • The tank material: single-wall steel, double-bottom steel, or non-metallic.
  • Whether it is inside, outside, or buried.
  • On PEI, the date on your tank tag.
  • In Newfoundland and Labrador, your registration paperwork.

Province by province

PEI has the firmest rule: steel tanks carry a tag that expires June 30 of the year shown, and every new installation since July 1, 2020 must be non-metallic. Newfoundland and Labrador requires tanks to be registered before an oil company can deliver. Nova Scotia and New Brunswick rely on the CSA B139 installation code and on insurers to push older tanks out.

FAQ

Common questions

How do I know if my oil tank needs replacing?

Look for rust or flaking on the shell and legs, weeping or a damp film at the outlet valve, dents, a leaning tank, or a cracked gauge. Age matters too: insurers and some provinces set limits by tank type. On PEI, the date on the tank tag is the deadline.

Will my home insurance cover an oil leak?

It depends on your policy and the tank. Many insurers ask for the tank's age and material at renewal and when a home is sold, and some decline or limit coverage on older steel tanks. Call your insurer and ask what they need from you before your renewal date.
